Why should you benchmark your buildings? 
Benchmarking using the Energy Star Portfolio Manager website assigns a number from 1-100 to each of your buildings.  This number shows how each building compares to similar buildings from around the country.  A score of 50 means that your building is average, or that an equal number of building perform better and worse than your building.  If your score is 75 or higher, your building may qualify for the Energy Star award.  This score indicates that your building is more efficient than 75% of buildings similar to yours.  This award can be great publicity showing the community your focused on the energy consumption and efficiency of your buildings.

Benchmarking is also a useful tool in determining where your resources should go to make improvements.  Buildings with low scores are less efficient than buildings with higher scores.  It is easier for decision makers to spend money on improvements when they have the proof that these improvements are needed.
